The position

As a Capital Deployment & Leasing Director for the Benelux business, based in the Netherlands. In this role you will contribute to the further, significant growth of our Benelux business.

Tasks & responsibilities

Primarily you be responsible for driving and executing leasing transactions, renewals and maintaining positive relationships with the Benelux market. You are an integral part of the Customer Experience Team working with your peers from property management, construction and maintenance to ensure the buildings remain best in class and their customers receive world-class customer service. Secondly you will be responsible for proactively sourcing and negotiating real estate opportunities. Using and growing your network of contacts to identify new opportunities, your focus will be on identifying new potential land and buildings to acquire and the development of strategic sites.

It is essential to be hands-on and self-starting, comfortable with managing multiple projects at the same time, you have a split vision. As a true commercial mind, you build and maintain your own relationships and network, while continuously looking for new business opportunities for Prologis. What's needed in order to do that:

  • Create, maintain, grow and foster quality relationships with existing and prospective customers and develop an in-depth understanding of their customers to enhance the customer experience
  • Manage leasing activity to maximize the value of the assigned portfolio
  • Establish and maintain trusting relationships with broker community
  • Proactively and independently, negotiate land and building acquisitions/disposals and BTS developments
  • Source and evaluate new real estate opportunities and recommend investments
  • Leadership of external teams - construction (product delivery) and marketing
  • Successfully deliver real estate projects by working with internal stakeholders: Due Diligence, Project Management, Marketing, Property Management etc.
  • Be an ambassador for our brand values and be recognized for applying those in our Prologis activities
  • Be highly collaborative and a team player, helping and encouraging colleagues through data, market intel, information, and opportunity swaps and to be demonstrably focused on the team's success
  • Courage to challenge the status quo, putting forward ideas and making your contribution to improving our way of working, and our processes and systems
  • Willingness and ability to adapt to change and take on new company initiatives with the most positive attitude

Candidate profile

  • Minimum 3-5 years related business experience in connection with asset management, sourcing, negotiating, and executing industrial/office leases/contracts recommended.
  • Demonstrated deep knowledge of market demand and supply, vacancy, absorption, micro and macro issues relating to properties as well as knowledge of acquisitions and valuations.
  • Professional understanding of building valuation methods (e.g., income, market, discounted cash flow, etc.).
  • Persuasive presentation and negotiation skills.
  • Excellent written and verbal communication skills.
  • Strong organizational skills - time management & prioritization
  • Fluency in Dutch & good command of English
  • Strong computer skills and be able to use Excel, PowerPoint and Salesforce.
  • Ability to read and understand commercial lease documents.
  • Must possess a valid driver's license and the ability to operate a motor vehicle. Ability to travel to other company locations/properties.
